Modular Building System

Nova Deko Modular delivers volumetric modular buildings through an integrated system combining architectural design, structural engineering, offsite manufacturing and coordinated site installation. Our modular system is designed to optimise construction efficiency, improve quality control and reduce onsite programme duration across residential, multi-residential and commercial developments.

A Fully Integrated Modular Delivery System

Our approach is based on volumetric modular construction, where complete three-dimensional modules are manufactured in a controlled factory environment and delivered to site for assembly.

Each module is designed as a structural component of the overall building and includes pre-installed internal finishes, services and fixtures.

This system enables:

  • Parallel construction (factory + site works simultaneously)
  • Consistent manufacturing quality
  • Reduced onsite labour and disruption
  • Accelerated project timelines

Engineered Structural Framework

Modules are constructed using a structural steel frame designed to support vertical stacking and lateral loads in multi-storey configurations.

Key characteristics:

  • Load-bearing modular frames
  • Stackable up to multiple levels depending on project requirements
  • Integrated floor, wall and ceiling systems
  • Structural coordination with core elements (e.g. lift shafts, stair cores)

The structural system is designed in accordance with local building codes and project-specific engineering requirements.

Transport-Compliant Modular Design

Module dimensions are developed to align with transport constraints across different markets, ensuring efficient logistics and minimised modification requirements.

Considerations include:

  • Standardised module widths, lengths and heights
  • Transport regulations (road, sea, and crane lifting limits)
  • Containerisation and shipping efficiency
  • Site access and cranage requirements

Modules are delivered to site in planned sequences to support efficient installation and minimise site congestion.

Precision Assembly on Site

Modules are designed for efficient connection and alignment during installation.

System includes:

  • Inter-module structural connections
  • Vertical stacking interfaces
  • Weatherproofing and sealing systems
  • Alignment tolerances for rapid installation

Installation is completed using crane placement, with modules connected and secured to form the final building structure.

Pre-Integrated Building Services

Mechanical, electrical and plumbing (MEP) systems are installed within modules during factory production.

This includes:

  • Electrical wiring and distribution
  • Plumbing pipework and fixtures
  • HVAC components (where applicable)
  • Lighting and power systems

Modules are designed with coordinated service interfaces to allow rapid connection between units onsite.

Factory-Finished Interiors

Modules are delivered with a high level of internal completion, reducing the need for onsite finishing works.

Typical inclusions:

  • Walls, ceilings and flooring systems
  • Joinery and cabinetry
  • Bathrooms and kitchens (fully fitted)
  • Fixtures and fittings

Factory installation ensures consistency, quality control and reduced defect risk.

Flexible Architectural Outcomes

While modules are standardised for efficiency, external appearance remains flexible and project-specific.

Facade options include:

  • Cladding systems
  • Glazing configurations
  • Balconies and external elements
  • Architectural finishes tailored to project design

This allows modular buildings to meet a wide range of architectural and planning requirements.

Compliance with Building Standards

Modules are designed to meet applicable building regulations and performance requirements.

This includes:

  • Fire-rated wall, floor and ceiling assemblies
  • Acoustic separation between modules
  • Thermal insulation and energy efficiency measures
  • Compliance with local codes and standards

Performance specifications are adapted to suit the project location and regulatory environment.

Factory-Based Production with QA/QC

All modules are manufactured in a controlled factory environment with defined quality assurance processes.

Key features:

  • Stage-by-stage inspection and approval
  • Controlled material handling and installation
  • Reduced exposure to weather-related issues
  • Improved consistency compared to site-built construction

Each module is inspected prior to delivery to ensure compliance with project specifications.

Coordinated Site Assembly

Modules are transported to site in planned batches and installed using crane lifting.

Process includes:

  • Sequenced delivery aligned with site readiness
  • Rapid installation of structural modules
  • Connection of services and finishes
  • Final commissioning and completion

This approach significantly reduces onsite construction time compared to traditional methods.
